Bedford is an independent professional services firm specializing in cost segregation and innovative tax and energy solutions for the commercial real estate industry. We are not an affiliate or subsidiary of an accounting firm and are committed to working closely with CPAs, property owners and trusted advisors to provide high quality “tax-centric” solutions.
Having conducted over 10,500 studies nationwide since our inception in 2002, we have had the privilege of assisting hundreds of clients with cost segregation and many other valuable solutions. Our project experience includes engagements on properties ranging from $350,000 to $1.4 billion, leasehold improvement projects less than 3,000 square feet to buildings in excess of 2 million square feet and everything from simple self-storage facilities to highly complex manufacturing plants.
Our technical staff is comprised of professional engineers (P.E.s), multidisciplinary engineers, architects and construction professionals. Each has at least a four year related technical degree with many holding advanced degrees. The Bedford team is highly qualified and relies on a true engineering-based methodology.
Our tax team consists of seasoned professionals, who are well versed in the various aspects of tax law pertaining to depreciation, capitalization and expense provisions.

Company History
Since 2002 Bedford has helped clients save over half a billion dollars in taxes. With more than 10,000 cost segregation studies under our belt, we have experience with a wide range of property types and sizes.
The Bedford team has completed studies on tenant improvement projects with a depreciable basis of $300,000 to individual properties worth more than $1 billion. We have worked on everything from a simple self storage facility to a highly complex manufacturing plant. Our engagements have included a property built in the 1770s to those currently under construction. For some projects we are provided with a complete set of plans and invoices, for others we get nothing but an address and permission to visit the site.
At this point, we would like to say that we’ve seen it all, but occasionally a project with a unique set of facts and circumstances will present itself. Whatever the situation, our specially trained engineers and tax professionals have the skills and the expertise required to produce a high quality study that will withstand IRS scrutiny if ever challenged.
